I have an idea for a software/app how do I go about making it reality?

So I came up with an idea for a software in my industry that I think would be extremely successful. I have a buddy who is an entrepreneur of sorts and is working with a software development company out of Pakistan. If at all possible I would prefer to keep the work in the US. How do I go about finding a good company to work with?

Also should I get all the patents in order first before beginning the development stage?

I have ZERO knowledge on this subject, so any help would be greatly appreciated.
