Help me decode on a laptop!

I am debating between these three laptops:

2020 Hp Spectre x360 2-in-1 15t Laptop 15.6" 4K Ultra HD Touch-Screen 10Th Gen i7-10750H GeForce GTX 1650Ti MQ 4GB Active Pen 1TB PCIe NVMe SSD 16GB RAM.

Razer Blade 15 Base Gaming Laptop 2020: Intel Core i7-10750H 6-Core, NVIDIA GeForce RTX 2070 Max-Q, 15.6" 4K OLED, 16GB RAM, 512GB SSD.

Microsoft Surface Book 2 15"(I 7-8650u 16gb RAM 256gb SSD GTX 1050 1.90ghz) (will be bought off of eBay)

I am a Software Engineering student looking to pick out a new daily driver. I’m not a gamer but I’d like to use something that would allow me to program in unity and create AR or even VR programs. I would prefer a 2 in one for note taking perpouses.

All of these laptops are around the same price range, with the Surface being the cheapest and the Razor Blade being the most expensive (about a 300 USD difference).

What are your thoughts?
